These Terms & Conditions apply when you use the conveyancing quotation, introduction and associated administrative services provided by Prime Property Transfers (“Prime Property Transfers”, “PPT”, “we”, “us” or “our”).
Please read these Terms carefully before using our service.
About Prime Property Transfers
Prime Property Transfers provides property-related administrative and introductory services.
Prime Property Transfers is not a firm of solicitors or licensed conveyancers and does not provide legal advice, legal representation or regulated conveyancing services.
Where you require conveyancing services, we facilitate an introduction to an independent regulated law firm or conveyancing provider (“Conveyancing Provider”).
The Conveyancing Provider is responsible for your conveyancing and any legal advice or regulated legal services connected with your transaction.
Our Role
Our role may include:
- obtaining information about you and your proposed property transaction;
- providing or facilitating an indicative conveyancing quotation;
- identifying a Conveyancing Provider that may be able to assist you;
- introducing you to that provider;
- transmitting information you have provided to the Conveyancing Provider; and
- providing administrative assistance connected with the introduction.
Prime Property Transfers does not carry out the legal work associated with your conveyancing transaction.
Your Relationship With the Conveyancing Provider
If you decide to proceed following an introduction, the Conveyancing Provider will be responsible for determining whether it is able to accept your instructions.
Your legal services will be provided under a separate agreement directly between you and the Conveyancing Provider.
The Conveyancing Provider will provide its own client care documentation and terms of business. Those terms will govern the legal services provided to you.
Prime Property Transfers will not be a party to the contract for legal services between you and the Conveyancing Provider.
You should read the Conveyancing Provider’s terms carefully before instructing them.
Regulation of the Conveyancing Provider
Conveyancing Providers introduced through our service may be regulated by the Solicitors Regulation Authority, Council for Licensed Conveyancers or another appropriate regulator.
The identity and regulatory status of the provider responsible for your legal work will be communicated to you as part of the instruction process.
Prime Property Transfers itself is not regulated as a firm of solicitors or licensed conveyancers.
Conveyancing Quotations
Any quotation displayed, generated or communicated through Prime Property Transfers is based on the information provided by you and the information available at the time.
You are responsible for ensuring that information supplied by you is accurate and complete.
The final fees applicable to your conveyancing matter are subject to confirmation by the Conveyancing Provider.
Additional fees or disbursements may arise where additional work is required or information about the transaction changes.
This may include, for example:
- leasehold properties;
- shared ownership;
- additional registered titles;
- unregistered property;
- gifted deposits;
- Help to Buy or similar schemes;
- complex title matters;
- lender requirements;
- indemnity insurance;
- additional searches; or
- other work outside the scope of the original quotation.
Any legal fees ultimately charged by the Conveyancing Provider are governed by the agreement between you and that provider.
Disbursements and Third-Party Charges
A conveyancing quotation may include estimates of payments made to third parties, commonly referred to as disbursements.
These can include search fees, HM Land Registry fees and other costs associated with your transaction.
The Conveyancing Provider is responsible for confirming the charges applicable to the legal matter once instructed.
Referral Arrangements
Prime Property Transfers has commercial relationships with some Conveyancing Providers and may receive a referral fee, commission or other payment from a provider following an introduction or instruction.
This payment is made in connection with the introduction of business to the Conveyancing Provider.
The Conveyancing Provider is responsible for providing any disclosures it is required to make under its applicable professional and regulatory obligations.
You are not obliged to instruct a Conveyancing Provider merely because Prime Property Transfers has provided a quotation or facilitated an introduction.
No Legal Advice
Nothing communicated by Prime Property Transfers should be treated as legal advice.
Information appearing on our website or communicated by our staff is provided for general informational or administrative purposes.
Questions requiring legal advice should be directed to your Conveyancing Provider or another appropriately qualified and regulated legal professional.
No Move, No Legal Fee
Where a quotation is advertised as benefiting from a “No Move, No Legal Fee” arrangement, the specific terms, eligibility requirements and exclusions applicable to that arrangement will be confirmed by the relevant Conveyancing Provider.
Unless expressly stated otherwise by the Conveyancing Provider, the arrangement should not be interpreted as meaning that all disbursements or third-party costs already incurred will necessarily be refunded.
Please review the Conveyancing Provider’s applicable terms before proceeding.
Timescales
Any timescale provided by Prime Property Transfers is an estimate only and does not constitute a guarantee of exchange or completion by a particular date.
The progress of a conveyancing transaction can depend on numerous third parties and circumstances, including other parties in the chain, mortgage lenders, search providers, managing agents, freeholders, HM Land Registry and other legal representatives.
Once a Conveyancing Provider has been instructed, questions concerning the progress and timescale of the legal transaction should normally be directed to that provider.
Information You Provide
You agree to provide complete and accurate information when using our quotation or introduction service.
A quotation may be amended or withdrawn if information supplied is inaccurate, incomplete or subsequently changes.
You must not knowingly provide false or misleading information through our website or to our staff.
Acceptance by a Conveyancing Provider
A quotation or introduction does not guarantee that a Conveyancing Provider will accept your matter.
The provider may carry out identity, anti-money laundering, sanctions, conflict, source-of-funds, lender-panel and other checks before accepting instructions.
The decision whether to accept or continue acting on a legal matter is made by the Conveyancing Provider.
Payments
Where legal fees, money on account or disbursements are payable directly to the Conveyancing Provider, those payments are governed by the Conveyancing Provider’s terms of business.
Where Prime Property Transfers charges you separately for a service provided directly by us, the nature and price of that service will be communicated to you before you agree to purchase it.
Cancellation
Your rights to cancel depend on the particular service or contract you have entered into.
Where you purchase a service directly from Prime Property Transfers online, by telephone or otherwise at a distance, statutory cancellation rights may apply.
Where applicable, consumers will generally have a 14-day cancellation period beginning after the relevant contract is entered into.
Where you expressly request that Prime Property Transfers begins providing a purchased service during the cancellation period, different rules may apply if you subsequently cancel after work has commenced.
Nothing in these Terms affects your statutory rights.
Once you separately instruct a Conveyancing Provider, cancellation or termination of that legal retainer is governed by the provider’s own terms and your applicable legal rights.
Responsibility for Legal Services
Prime Property Transfers is responsible for the services that Prime Property Transfers itself agrees to provide.
The Conveyancing Provider is independently responsible for:
- legal advice;
- conveyancing work;
- searches and legal enquiries;
- title investigation;
- lender requirements;
- exchange of contracts;
- completion;
- registration; and
- other regulated legal services it provides.
Prime Property Transfers does not supervise or control the professional legal judgment of an independent Conveyancing Provider.
Nothing in these Terms excludes or restricts any liability which cannot lawfully be excluded or restricted, nor does anything in these Terms affect your statutory consumer rights.
Complaints About Prime Property Transfers
If you are dissatisfied with a service provided directly by Prime Property Transfers, please contact us using the contact details provided on our website.
We will investigate complaints concerning our own quotation, introduction or administrative services.
Complaints About Conveyancing or Legal Work
Any complaint concerning legal advice, the conduct of your conveyancing transaction or services performed by the Conveyancing Provider should be raised directly with that provider.
The provider’s client care documentation should explain its complaints procedure and any applicable right to escalate an unresolved complaint to the appropriate body.
Prime Property Transfers may assist with communications where appropriate but does not determine complaints relating to an independent provider’s professional legal services.
Data Protection
We process personal information in accordance with our Privacy Policy and applicable data protection legislation.
Where you request a conveyancing quotation or introduction, you acknowledge that information you provide may need to be shared with a prospective Conveyancing Provider for the purpose of obtaining a quotation, facilitating an introduction or progressing your request.
Please refer to our Privacy Policy for further information about how we collect, use and share personal information.

We are not responsible for the content or operation of third-party websites.
Where you enter into a separate agreement with a third party, that agreement will be subject to the third party’s applicable terms.
Changes to These Terms
We may amend these Terms from time to time to reflect changes to our services, business arrangements or applicable legal requirements.
Changes will not retrospectively remove statutory rights or contractual rights you have already acquired.
The latest version will be published on our website.
Severability
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will continue to apply to the extent permitted by law.
Governing Law
These Terms are governed by the laws of England and Wales.
If you are a consumer, nothing in this provision deprives you of any mandatory protections or rights regarding jurisdiction available to you under applicable consumer law.
